Hey guys, the wife wants to move to the Springs, and I was wondering where I should start looking for houses online or if any of you have suggestions on where to look, things about the area etc. Please let me know. Mike |

I am still in the service. But I am a reservist. Wife wants to move back where she grew up as a child, the Springs or at least near there. We are looking at doing a transfer from Vegas to to CS from the company we work for. |

I just moved here and bought a home recently. Good time to buy a house, lots to choose from. There are alot of nice areas to choose from, all depends on what you are looking for and your price range. I think I've toured house in almost every single neighborhood. If you need some help let me know. Send me a PM. |

Just might not want to wait to long,in 6-12 months the rest of 4ID should be heading to Ft Carson,all 20,000+ poeple so alot of places will be bought up fast. |

Yeah, I'm not sure if having the 4ID in the neighborhood is good or bad for property values. |

so 4ID coming back hurts the real estate market or are you saying when they get there there will be less to choose from? Also what is a good part of town to look, i heard the SE is like the hood or something?? |

With 4ID coming in it will drive up the prices since they know alot of them will be buying houses and/or renting.I would stay away from the south end,it seems like the NE end is the place to be,then again I'm no expert on the Springs area.Either direction your going to run into military but I personally would stay farther north(the area just looks better) but costs a little more.

If you plan to move soon, my nieghbor is moving back to Texas, and he is looking to sell his place himself, and the price he told me is lower than I paid for mine, and his house is bigger with a basement. way lower than value, but it is a 30 yr old place. |

Well I know nothing of CS at all, my wife grew up there when her dad was stationed there. she hasn't been there in 15 yrs or so. So as I said any input of where to look and where to avoid would be great, I don't mind military peeps cuz im one of them. just looking for a nice place good neighborhood for the kids etc. Oh and course don't wanna be to far away from the club and trails etc |

Northern springs is good, but expensive. My area is southern part of northern springs (same area as Marty), it is nice, and decent price ranges. Older Southern Springs is where most of the bad news comes from. As for Schools, don't buy the hype of D20. They have a great marketing department that knows how to make them look good. Schools are newer, but the other districts are remodelling. My kids are in D11, and it has been soo much better than D20 was last year. D20 seems to have too many snobs with the holier than though complex, and only teach one way instead of best way for the child. D11 has done a lot more for my son's needs on their own, whereas at D20 we had to do a 504 and force them to do it. As for school violence, I see more in D49 (southern springs, but reality, they are all probably about the same) I do not know much about D49 schools. |

I was making comment about 4ID not about the imapct of 20K people moving to CS springs in general. It will make the traffic situation suck much more than it does now. |

I appreciate all the info. The wife wants to head up there soon to start poking around to see whats what. I just gotta figure out where to start, look for houses, schools etc. I guess i should start searchin the web for real estate people and the rules of the schools, cost of living stuff. |

well doing some searches on housing etc, there are a lot of names of places like Fountain Valley, Powers area etc... what does that mean in relation N E S W NW SE etc |

Powers runs north and south on the far east side of town. East and North East are the fastest growing areas, so they have the nicer newer homes, but they also come with the price tags. Ted and I live on the northeast side, but not quite into the newer stuff. District 20 and 11 schools are on the northeast side, and they have a pretty good rep, but I don't know much about the rest of the town. Fountain Valley, not really sure, but I believe it is South East near the airport. That area seems to be developing, but not as fast as the north/east side. Peterson AFB is southeast. The central part of town is pretty historic as far as housing goes, and the west side has some nice stuff, but doesn't seem to be developing a whole lot, I guess due to the mountains being in the way. Falcon is a real nice area just about five-ten minutes east of town, quickly developing. I would bet within the next five-ten years Falcon will meet up with the Colorado Springs east development. |

So your area is just the NE? no special subdivision or area names? As mentioned I would just like to find a nice house, good neighborhood for the kids for schools, and a decent size lot for my kids to play with the dog etc, and somewhere to put my ATV trailer on the side of the house. My wife grew up there years ago and just wants to make sure we don't go to the hood or bigger crime areas. |
