Peterson and the Academy have all branches plus other countries too... Must be a front range thing.... I worked for a LT Commander this summer... That was interesting, but I had a lot more freedom than my counterparts working for Academy Grads who wanted to re-live their Cadet days.

I just remind the young O's who makes more money, and then tell 'em to respect their elders.

We have (2) 5 acre lots in Western, New Mexico located at 7,000 feet in the Zuni Mountains that we plan to retire on. Our property is pretty remote and surrounded by the Navajo and Zuni Reservations as well as the Cibola National Forest. Real-estate in NM and CO isn’t getting any cheaper, so you’re buying at the right time. Water rights are a big deal in Colorado, and pretty much most places anymore. I would suggest drilling a well and getting it registered as soon as you can. Is there power ran to the property?

No, There may be some ran to the other lots in the area. But it is an 60,000 acre "subdivision" with only about 100 residents, so who know how far away the nearest neighbor is. The plan at this point is well, septic, and a vertical wind turbine for power.

Sounds like you are in the Forbes area. Lots of restrictions there.

Near Forbes Park. But it is actually Sangre de Cristo Ranches. No where near as many covenants and restrictions.

First one is the road to the land, last two is a small sliver of the actual 5+ acres.

Mini Lost rockies camping trip this summer/early fall? Camp for a day or two on the land, and wheel the blanca area?

About 20 miles SE of Ft.Garland, and 15 Miles NE or San Luis.

GPS coordinates are in the first post if you want to throw them into google maps.

I'm already going to spending the next decade with Digger and his line-x'ed XK... I'll need some distance after that.

That's in the Forbes area. Lots of restriction. Custom made for tree huggers. But, at least you're here. I'm 2 hours north and west a bit from there. There is the Medona trail and Blanca down there.

I've got a copy of the covenants. Only restrictions are house has to be 50' from the road, at least 800 sq' and painted/stained a natural color. If I keep animals they have to be pets not livestock. That's pretty much it. Big diff between SDCR and Forbes Park.

That's not too bad then. Forbes is rediculous. They sell on fleabay to the unsuspecting buyer that doesn't do their homework.
