Thanks Wolverine for checking in. We just finished mowing the property a few weeks ago. The plan is to look at installing a few hoop houses on the property so that we can grow food and nectar/pollen producing plants in the colder months. There are still a few few acres that I need to remove pine duff, stumps, and other organic debris before I can start cultivating the ground. We're making some transitional changes to our overall operation. We sold the utility trailer and will be replacing it with a larger and more heavy duty dump trailer. Additionally, we're thinking about selling our gas powered John Deere Riding Mower and purchase a diesel powered John Deere Compact Tractor. I'm trying to decide if I want to purchase a tractor next summer or wait until the house is built first. I certainly could benefit from a frontend loader and numerous other attachments.

Due to my organization and level of involvement, the bank has agreed to let me be my own contractor. This should cut the overall cost by 10% - 15%. But this also means that I will have to find my own subcontractors, get price estimates, and be very detailed in the cost analysis. Financially speaking, we need to have some money set aside before we start the building process. My goal is to have $20K saved up before we finalize the loan. The loan officer said the bank will be more at ease knowing that we have a safety plan in the event that we go over budget. On a positive note, we already have a substantial amount of equity into the property. Equity + Safety Reserve = Happy Bank.

I don't know how long it will take to save up $20K. We've been paying $1,000 per month towards our investment property. That property will be paid off in 5 more months. Once that's paid off, then we can start putting $1,000 into a safety reserve account. If nothing substantial changes in our lives, we should be able to build in two more years and keep our second home.

Wow, October of 2016 was the last time I posted! That over two years ago!

In total, we've gotten 62.5" inches of snowfall this season. I'm looking forward to getting back outside and working again this spring. I've been doing a lot of landscaping at our in-town residence, which gave me a reason to order a dump trailer to my specifications and needs. It will come in handy at the mountain property, too.

Thank you. You appear to be my biggest fan, or at least my only follower at this point, lol.

The dump trailer has been fantastic. It was a long overdue purchase. I now need a tractor. We are wanting to buy a John Deere 2038R with a loader and backhoe. As it stands right now, and to stay within budget, I can only afford the tractor and loader. If I want to buy the backhoe with the tractor, I will have to wait another year. If I don't want to wait another year, then I can buy the tractor/loader right now and worry about the backhoe at a later date. I'm not sure what we are going to do. These decisions are never easy to make, especially when you're in a race against time.

Do you still have the red KJ? I noticed you were selling your 4.10 gears and some other KJ parts.

We sold the KJ approximately 2.5 years ago.

Hello bugnout, I'm glad to see that you're still checking in from time-to-time. We were having great success with several hives until a bear came in and took out four of our best hives. New Mexico Game and Fish gave us two solar powered Bear Fences to help alleviate those problems. We took our honey to the state fair a while back and walked away with a few 1st and 2nd place finishes. :D

Hello, everyone. I do have a few updates. I was looking at the John Deere 2038R when I last posted on this forum. We did purchase a tractor, loader, and backhoe, but it was a John Deere 1025R. In this photo, I'm redoing the landscaping at our home in town. Due to the strong economy, our home has gone up $40,000 in value since buying it. I know this isn't work towards our mountain property, but the tractor will be a tremendous help in the future. For now, it's been really helpful as we continue to update our in town residence.

It's really cool that you decided to build smth new. I can recommend you install an off-grid solar system. I can't complain. It gets the job done. I want to install a winch at the front of the trailer. That's on my list in the coming months.
