Errr, or what ever you call yourself...

Wife and I retire from the Navy in a little over three years. We've been looking for a while, and finally we pulled the trigger today on 5 1/2 acres in the Sangre de Cristo Mountains.

daspes, what's the nearest town from your property? The Sangre De Christos is one of my favorite mountain ranges in Northern New Mexico.

Passed through the area a few times, and loved it. Wanted something well removed from people in general. After 20 years of dealing with people and taking care of their problems, that we don't want to be near "people". 30 minutes to town hour or so to a city. Perfect for us.

Water rights... Yeah, from what little I understand about he weirdness in CO, Yes with permit, if it doesn't effect the water basin, or some such... All I really know is I have to get a permit to drill a well, or install a cistern. No streams or creeks on the land.

Nice, sounds like perfect place to me... Sounds like where I grew up, except for the lack of streams... I used to float down the creek to Grays river, then to a rowboat, out to the Columbia to fish for salmon and sturgeon... I miss home...

We have (2) 5 acre lots in Western, New Mexico located at 7,000 feet in the Zuni Mountains that we plan to retire on. Our property is pretty remote and surrounded by the Navajo and Zuni Reservations as well as the Cibola National Forest. Real-estate in NM and CO isn’t getting any cheaper, so you’re buying at the right time. Water rights are a big deal in Colorado, and pretty much most places anymore. I would suggest drilling a well and getting it registered as soon as you can. Is there power ran to the property?

No, There may be some ran to the other lots in the area. But it is an 60,000 acre "subdivision" with only about 100 residents, so who know how far away the nearest neighbor is. The plan at this point is well, septic, and a vertical wind turbine for power.

Peterson and the Academy have all branches plus other countries too... Must be a front range thing.... I worked for a LT Commander this summer... That was interesting, but I had a lot more freedom than my counterparts working for Academy Grads who wanted to re-live their Cadet days.
